In the world of construction, people tend to use the terms prefabricated modular construction interchangeably. The construction of prefabricated modular buildings is mostly completed in a factory.  Modular units are then transported and assembled on site. These modular construction units are essentially box-like structural units which post assembling, make up the entire steel structure.

Prefabricated Modular construction is done using different types of materials such as steel framing, hot rolled steel, concrete, or a combination of these material assemblages. Modular structure construction uses an inside-out approach to manufacturing a modular building. Modular frames are constructed as planes, fitted as boxes, and then finished from the inside out. These days, modular buildings are one of the most frequently used forms of construction, as it takes lesser time and is much more cost-effective than traditional alternatives.

All modular buildings are prefabricated buildings but all prefabricated buildings may or may not be modular structures. Prefabricated Modular construction is just one of the many types of prefab construction.
